Who are  you guys?

We find and sell property all over the U.S.A.!  4th and Inches, Inc., in addition to selling property, also offers owner financing.  We are located in Atlanta, GA and acquire property though Cities, Counties, States, Bankruptcies, IRS, Estates, Liens, Attorneys, Trusts, Foreclosures and Seized Properties.

Are the mineral rights included with the property?
In the southwest, chances are the mineral rights are owned by the Government or the Railroad entities.  This right was granted to these companies for building a by coastal rail way system in the 1800s.  Information about purchasing the rights can be obtained by calling the County in which the property is located.

Are there time limitations to build?
Unless specified in the posting, there are no time limits in which an owner must or can build on the property.

Is the property staked or surveyed?
The property was surveyed when it was subdivided.  We usually do not incur the expense of having land we have purchased surveyed.  This is another way that we keep the costs down for you, the buyer.

What is due diligence?
Due diligence is the research you as the buyer complete prior to making a bid..  This includes questions to the County, or to Mission or a land site visit .  We strongly encourage you to feel satisfied about your knowledge of the property before bidding.

Is there legal access to the property?
This is a question to ask the county in which the property is located.  Often, this is not stipulated in our deeds, or title insurance policies.  In general, nearly all property has legal access and in Arizona, Nevada, and New Mexico and by law, no property owner can reasonably withhold the right access owned real estate.

    What about owner financing?

As a service we offer owner financing on select properties.  Click Here to see a sample contract.  The contract is straight forward and basically says, when you pay for a property we will send you the property conveyance documents to register the property in your name.
